HVAC Technician / Operating Engineer

Position Summary:
OVERVIEW
This position is responsible for operation and maintenance of all building equipment and systems and performance of preventative and unscheduled maintenance, as directed.
ESSENTIAL FUNCTIONS
- Maintains regular and consistent attendance and punctuality.
- Communicates with customers, management, colleagues, Planners/Schedulers and Operations Managers regarding issues, project completion timelines and workload priorities.
- Performs all facility equipment repairs. Maintains tools, parts, equipment and supplies in clean and safe condition. Acts as a resource for all partners in equipment and service maintenance
- Perform a variety of maintenance duties involved in the repair and maintenance of facility involving HVAC PM/minor repair, carpentry, remodeling, painting, plumbing, electrical, etc. such as,
- Installation and/or small repairs and maintenance of plumbing fixtures and equipment
- Painting interior walls, equipment and furniture, with surface preparation and application of paints appropriate to different internal surfaces
- Reads and interprets blueprints, drawings, specifications and manuals; calculates, designs, and prepares for work to be performed; estimates materials and lays out work
- Flexibility to flow with the work will be required to accomplish all daily operations and maintenance tasks.
- Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
- Perform daily building rounds and document readings on equipment logs
- Candidate must be willing to work in a team environment.
- Maintains service documentation
- Performs additional related duties as required
EDUCATION AND EXPERIENCE
- High school diploma or GED equivalent.
- 3+ years related trade experience in a building-related trade
- Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair or any similar combination of experience and education
KNOWLEDGE, SKILLS, AND ABILITIES
- Working knowledge of computer applications including Word and Excel
- Possess and maintain a valid driver’s license and good driving record
- Proven record of providing excellent internal and external customer service
- Excellent interpersonal skills
- Excellent oral and written communication skills
- Excellent record keeping
WORKING ENVIRONMENT
- May be only staff member on duty during certain shifts.
- May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments).
- May require shift work and/or on call duties
- Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50lbs of equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices
