Overview
Senior Project Financial Analyst - Construction 
Exciting opportunity in ATL market for an experienced Project Financial Analyst. The Project Financial Analyst will report to the Senior Manager – Finance Team.  The finance department interacts directly with the client regarding the financial aspect of projects. While building relationships with the client and understanding their needs, the department must be able to anticipate, understand, and make suggestions regarding the format of reports and depth of information to be provided. 
The Project Financial Analyst will assist the Senior Manager of Finance in producing the deliverables of the department and as directed, take the lead on certain aspects.  

The primary responsibilities of this role are to ensure both JLL’s and the client’s needs are met through the appropriate tracking and management of program expenditures.  The candidate should expect to leverage current skillsets while also focusing on learning quickly and adding value to the current processes. The Project Financial Analyst will also perform a variety of professional level financial duties involved in preparing, maintaining, analyzing, verifying, and reconciling financial transactions, statements, records, and reports. 

Essential Functions

Invoice Management

  • Communicate with general contractors/vendors to facilitate timely receipt of invoices
  • Receive and process invoices in accordance with established procedures and guidelines; work with PMs and participate in general contractor pencil copy reviews
  • Review and verify invoices for soundness, appropriate documentation and compliance to contracts
  • Investigate discrepancies and reconcile any differences
  • Maintain accurate and up-to-date records of all transactions
  • Monitor invoice/payment details for delayed or non-payments
  • Review, investigate, and correct errors and inconsistencies in financial system entries
 
Financial Reporting
  • Produce program financial reports in accordance with internal and client requirements
  • Develop and implement “Best in Class” reporting including enhancement of reporting via automation and simplification
  • Manage cost-savings reporting and process improvement initiatives
  • Complete regular and ad-hoc reporting including informal and formal internal documents and reports
  • Partner with stakeholders to ensure all internal controls are adhered to and program financial reports are accurately presented
  • Manage process of report distribution, list updates and follow up
  • Proactively identify and escalate cost savings opportunities, gaps and financial risks through collaboration with internal and external team members
  • Perform complex financial analyses with minimal supervision, including cash flow projections and estimates to complete
 
Document Control and Recordkeeping
  • Lead the effort to ensure that all contracts, change orders, invoices and cost reports are logged in One View Project (OVP)
  • Help ensure internal and external audit readiness
  • Project financial close-out
  • Other duties and tasks as assigned by the Senior Manager, Finance Team
  • Special assignments/projects and other functions as required
  • Collaborate with team to share and improve technical skills
  • Assist in the development and implementation of goals, policies, priorities, procedures, problem resolution and process improvements relating to financial management. Responsible for tracking and meeting those goals and ensuring adherence to those policies and procedures.
  • Regularly interact with and respond timely to client requests
 
Education and experience
  • Bachelor’s Degree in Finance, Accounting, Real Estate or Building Construction
  • 4+years’ experience in Commercial Real Estate Development and/or large-scale construction projects
 
Knowledge, skills, and abilities
  • Strong computer skills and advanced proficiency in Microsoft Excel
  • Ability to work with a high level of attention to detail and accuracy
  • Highly organized and analytical with assigned work
  • Ability to follow processes/standards and produce consistent work products
  • Commitment to excel in a fast paced, customer service-oriented environment with multiple monthly deliverables and tight deadlines
  • Demonstrated self-starter working independently and taking responsibility for effectively managing own time and workload
  • Flexible and adaptable; proven ability to multi-task and reprioritize workload effectively given varying team requirements
  • Strengths in making decisions and solving problems with sound judgment
  • Initiative in collaborating and coordinating with all team members (internal and external) to successfully meet the objectives of the program
  • Strong verbal and written communication skills
  • Maturity and organizational savvy to work with vendors, clients and internal team members all at levels

  • Ability to work effectively both individually and as part of a team on a wide variety of tasks
