Job Duties:
Market visits/Field Work – A manager will typically spend 3 days a week in the field visiting existing and new markets and negotiating deals. The scope of their work varies as each market is different, but Managers have the ability to complete the majority of their tasks from the road. Analysis is usually completed before the trip, but on-site analysis occurs often as a result of dynamic market conditions not recognized during the online market research. Managers will schedule and organize their trips to economically visit and accomplish all of the tasks in that area.
Real Estate Negotiations – Understanding Real Estate purchase agreements and leases is a critical part for the role and important for successful negotiations. The Manager will negotiate directly with landowners regarding the business terms of the deal including but not limited to price, term, and obligations all of which can have significant financial impact on the company.
Market analysis/Mapping/Tour Planning/Package presentation – This is an essential part of a real estate professional’s job. Preparing for a trip and analyzing market data is important to being successful in this position. Package presentation is equally important, as this is the primary medium that is used to communicate to management the environment in which stores are located or with which a store is being proposed. Packages will be submitted to Senior Leadership for approval.
Communication and Interaction with other departments – Collaboration with operations is essential for making Real Estate decisions and for the store’s future success. Placement of stores where management’s strength can support openings is one of the most important ingredients to opening successful stores. Operational involvement is also needed when analyzing the renewal or repositioning of existing stores. Real estate managers use this operational input along with the analysis collected from site visits and computer-aided analysis to provide the best solutions and opportunities to management. The Manager will also work closely with the Legal department, Construction and Design, and Lease Administration.
Preferred Experience:
A minimum of 5 years of Retail Real Estate experience required
Bachelor’s Degree, preferably in Business
Real Estate portfolio management and site selection experience
Excellent negotiating skills
Strong verbal and written communication skills
Knowledge of the retail real estate development process
Strong organizational and time management skills
Must be able to communicate effectively, be customer service focused, and well organized
