Job Duties:
Manage the lifecycle of real estate transactions and lease negotiations to include management of the excess portfolio and lease amendments through execution.
Provide timely project and pipeline reports for the real estate portfolio including managing the real estate committee process and recording status to the appropriate parties.
Track and report various metrics related to the real estate portfolio including rent/cost savings, percentage change in base rent, documents, and additions and deletions from the portfolio.
Compares and analyzes data for the department which may include closed store reports, excess properties, tracking lease end dates, and legal documents in process.
Create specialized real estate reports by researching and compiling demographic, geographic, financial, and analytical data.
Serve as a Project Manager for department research projects. Participate in cross-functional project teams.
Provide information to Internal Audit to assist in analyzing new leases to determine whether a capital or operating lease.
May from time to time negotiate terms and conditions with Landlords and Landlord’s representatives.
Preferred Experience:
Bachelor’s degree in Real Estate, Business, Finance, or other related field from an accredited university.
5 years of relevant job experience in a commercial real estate environment, corporate retail real estate experience preferred.
Knowledge of real estate principles and practices.
Experience with real estate related software, web based analytical tools and Microsoft Office package.
Ability to comprehend and interpret real estate related language and legal documents
General understanding of real estate financial analysis.
Moderate level of analytical and quantitative skills.
Ability to handle large amounts of data to create meaningful reporting and analysis to support optimal decision making.
Strong communication and organizational skills.
Must be able to communicate effectively, be customer service focused, and well organized
